This is the first part of our development report, which is compiled by our Planning and Regulation Department. This report has been shortened significantly in order to meet print requirements. The first portion will cover commercial developments:
HTeaO: located at 1103 S. Canal St. This will be a sweet tea based drink business. The owners based in Texas. The architect is Matkin Hoover out or Boerne, TX. The Building Permit has been issued. Demolition has taken place.
New Commercial Building: located in front of Lowe’s, this project will include a new gym facility. The owner is AVE Carlsbad, LLC. The contractor is Aventine Development Group out of Allen, TX. The building will be approximately 82,850 SF. Plans have been submitted for review.
Dollar General: located at 5401 Old Cavern Hwy. Made Well Construction is the contractor. Valuation is $850,000.00. The permit for construction has been issued.
Solar Farm Project: located on Hidalgo Rd. just south of the McKittrick Rd. intersection. The owner is Impact Power Solutions out of Roseville, Minnesota. This project will be approximately 33 acres in size. Plans have been submitted for review.
Solar Farm Project: located at the west end of Weleka Lane north of Carlsbad. The owner is Impact Power Solutions out of Roseville, Minnesota. This project is approximately 36 acres in size. Plans have been submitted for review.
Alejandro Ruiz Senior Center: located at 121 Kircher St. in the former Pate School building. Phase 1 of the renovation effort is nearing substantial completion.
Metal Shop Building for HB Waters: located at 5216 Corrales Dr. Owner and contractor is HB Waters. Valuation is $100,000.00. Permits have been issued and work is underway.
80’X100’ Metal Warehouse: located at 5450 Production Ln. The owner is Trey Hughes. The contractor is R12 Construction. Valuation is $325,000.00. The permit has been issued and construction is underway.
New Xcel Substation: located to the west of Ocotillo School, this new Xcel Energy Substation will be installed to service potential residential development west and north of Ocotillo School and the Quail Hollow Subdivision. Work is underway.
U-Haul: located south of the Financial Security Credit Union at the South Y, between Financial Security Credit Union and Pizza Inn. The permit for construction has been issued. Greer Construction is the contractor. The valuation for the project is $5,000,000.
Papa John’s Pizza: located at 905 N. Canal St. Pettus Construction is the contractor. Building is underway and the shell is nearing completion. Overall status at 25% complete.
Baymont Inn Hotel: located at the 3705 National Parks Hwy. The owner is Prakash Patel. The contractor is McGill Construction. This project will create approximately 60 units. This project is 60% complete. Valuation is $800,000.00.
Advanced Heart & Vascular ASC: located within the Skyline Subdivision at the corner of Skyline Dr. and W. Pierce St. This facility will be a new cardiovascular office and outpatient clinic. The owner is Clay Wilson. The architect is GUIDE Architecture, LLC. Plans are being developed.
O’Reilly’s Autoparts: located at 101 W. Pecan St. on the southwest corner of Pecan St. and National Parks Highway. The Building Permit has been issued. Work should begin soon.
Allsup’s: located at the northwest corner of the intersection of National Parks Hwy. and Chapman Rd. The plan is to build a new store at this location, and the developers are CESO out of Akron, OH. The Building Permit is ready to be issued.
Skyline Dr. Commercial Subdivision: located to the north of Skyline Dr. along W. Pierce St. The developers are Trey Hughes, Clay Wilson, and Scott Branson. Phase 1 of this project is to build 9 new commercial lots with entrance off of Skyline Dr. Phase 2 of this development will be located to the north of the Skyline Dr. Commercial development, just further north along W. Pierce St. This property is approximately 96 acres in size, and the developers plan to build up to 40 single family residential lots as well as an additional 20 commercial lots to be placed along W. Pierce St.
Riverside School Rehabilitation: located at 1712 Johnson St. Carlsbad Schools now plan to refurbish Riverside School to handle the overflow of students from Ocotillo School. The Schools have hired Mitchell & Cruse Architecture to handle the design of the refurbishment, which will include the building of a gym and an additional building that houses six new classrooms. The refurbishment also includes an overhaul of the grounds, installation of additional parking on the south side of the school building, a new student dropoff lane on the south side, elimination of Johnson St. parking, and elimination of the bus lane. Construction is underway.
Lakeview Christian Home: located at 1905 W. Pierce St. This project is additional assisted living facilities to be named the Puckett Place Addition after Dr. Owen Puckett. National Construction, Inc. is the general contractor. Project valuation is $3,879,388.00. This project is 70% complete.
Best Western: Located at 2601 Patrick St. The owner is Bipin Bhakta. Gallardo Construction is the contractor once again. This hotel will have 78 units. Work is underway. This project is 60% complete. Valuation is $1.75 million.
