Our development report is an excellent way to see what is going on in Carlsbad. These items are public record and come through our Planning and Regulation Department. Today’s report will focus on Commercial Developments.
Advanced Heart & Vascular ASC: located within the Skyline Subdivision at the corner of Skyline Dr. and W. Pierce St. This facility will be a new cardiovascular office and outpatient clinic. The owner is Clay Wilson. The architect is GUIDE Architecture, LLC.
New Furniture Store Building: located at 3119 National Parks Hwy. The owner is Jayden Jenkins. The contractor is Trueline Construction. Work is complete and the Certificate of Occupancy has been issued.
New Strip Mall: located at 3113 National Parks Hwy. 4-1,800 sq.ft. commercial spaces for lease. Permits have been issued. The owner is Jayden Jenkins. The contractor is Trueline Construction.
O’Reilly’s Autoparts: located at 101 W. Pecan St. on the southwest corner of Pecan St. and National Parks Highway. Site plans and utility plans have been submitted for review.
Allsup’s: located at the northwest corner of the intersection of National Parks Hwy. and Chapman Rd. The plan is to build a new store at this location, and the developers are CESO out of Akron, OH. This project is in the planning stages.
HTeaO: located at 1103 S. Canal St. This will be a sweet tea based drink business. The owners based in Texas. This project is currently in the planning stages, and numerous design professionals have been in contact with the City.
Skyline Dr. Commercial Subdivision: located to the north of Skyline Dr. along W. Pierce St. The developers are Trey Hughes, Clay Wilson, and Scott Branson. Phase 1 of this project is to build 9 new commercial lots with entrance off of Skyline Dr. Phase 2 of this development will be located to the north of the Skyline Dr. Commercial development, just further north along W. Pierce St. This property is approximately 96 acres in size, and the developers plan to build up to 40 single family residential lots as well as an additional 20 commercial lots to be placed along W. Pierce St.
Papa John’s Pizza: located at 905 N. Canal St. The new Papa John’s will be located where the current Ace Lock & Key currently sits. This project is in the early planning stages.
St. Edward Church Rectory: located at 610 W. Stevens St. The building plans for the rectory have been approved and the permit has been issued. The contractor is Design Build NM by Marie Blea. The valuation of the project is $520,000.00. Work is underway.
Office and warehouse building: located at 2506 W. Church St. The owner is Dave Sepich. The contractor is Herb Pettus. This will be an office within a warehouse facility. This project is 95% complete.
Domino’s Pizza Drive Thru: located at 3819 National Parks Highway. This facility will be located at the property in front of the Village at Carlsbad Apartments. This will be a smaller facility designed primarily for drive thru traffic. This project is underway.
Ponderosa Subdivision: located at 3103 Boyd Dr. The owner is Constructors, Inc. Three large commercial parcels will be created along Boyd Dr. for development, as well as a 16 unit employee housing complex to the west of the commercial lots. Constructors plans to house its employees in the employee housing. This project is in the early construction stages.
Lakeview Christian Home: located at 1905 W. Pierce St. This project is additional assisted living facilities to be named the Puckett Place Addition after Dr. Owen Puckett. National Construction, Inc. is the general contractor. The Demolition Permit and Building Permit have been issued. Project valuation is $3,879,388.00. This project is 30% complete.
Waters Orthodontist office: located at 820 N. Canal St. The owner of the property is James and Kim Waters. Plans have been submitted and permits issued. Waters Construction is the contractor. Work is underway. This project is 70% complete. Valuation is $400,000.00.
La Cueva Retail Center: located at 1302 S. Canal St. This property is owned by Marvin Albright. Herb Pettus is the contractor. The plan is to install a mini-strip mall of commercial shops. Seven new commercial shops are being built, and permits have been issued. One of the spaces is occupied by El Charro and another is home to Batteries Plus. Valuation of the project is $850,000.00.
Baymont Inn Hotel: located at the 3705 National Parks Hwy. This project and plans have been approved and permits issued. The owner is Prakash Patel. The contractor is McGill Construction. project will create approximately 60 units. This project is 45% complete. Valuation is $800,000.00.
CNB Bank South Branch: located at the corner of National Parks Hwy. and Hamilton St. This will be a 4,864 sq. ft. office with multiple drive thru windows. Permits have been issued. Greer Construction is the contractor. This project is complete. Valuation is $2.8 million.
Best Western: Located at 2601 Patrick St. The owner is Bipin Bhakta. Gallardo Construction is the contractor. This hotel will have 78 units. Work is underway. This project is 45% complete. Valuation is $1.75 million.
Brininstool Commercial development: located at the old Fiesta Drive In on San Jose Blvd., this development will be a commercial park for oil field related business. The owner/developer is Joe Brininstool. The development and buildings continue construction. There are five buildings built and six businesses located within this development.
Riverside School Rehabilitation: located at 1712 Johnson St. Carlsbad Schools now plan to refurbish Riverside School to handle the overflow of students from Ocotillo School. The Schools have hired Mitchell & Cruse Architecture to handle the design of the refurbishment, which will include the building of a gym and an additional building that houses six new classrooms. The refurbishment also includes an overhaul of the grounds, installation of additional parking on the south side of the school building, a new student dropoff lane on the south side, elimination of the Johnson St. parking, and elimination of the bus lane.

New Commercial Building: located in front of Lowe’s.
